CASE STUDY - THE BARTS
& THE LONDON HOSPITALS
The Barts and The
London new hospitals programme is one of the largest ever Private
Public Partnerships in Europe. It is the biggest hospital redevelopment
programme in Britain, with construction costs of more than £1
billion and a 42 year operating contract for a broad range of
support services. Other headline facts include 10,000+ rooms,
22,000+ partitions, £350m
M&E installation, 3 plant
rooms, 175 AHUs and prefabricated modules throughout the fit-out
area. Since first being implemented in 2008 by Skanska, ArtrA
has made a significant impact on streamlining construction processes
and reducing costs.
- Reduced dry-lining wastage by
22% and block work wastage by 5% through accurate quantities
- Reduced MEP package growth by
11.5%
- Reduced O&M manuals costs
by 50%
- Saved £2 for every £1
invested
CONSTRUCTION PROCESS
With more than
22,000 partitions, each with 4 finishes to inspect and sign-off,
the number of physical visits and paper reporting was bound to
stretch for the construction process. Instead of carrying paper
drawings, clipboards and the usual paraphernalia, Skanska used
ArtrA Enterprise and over 40 ArtrA iTrackers running on Motion
tablet PCs.
ARTRA iTRACKER
& TAGS
Using ArtrA iTrackers
engineers capture project data whilst on site in a specific
room. Data is entered into ArtrA through a series of tag-input
and snagging forms (see image). The information is recorded using
tablet PCs and ArtrA tags through a series of pull-down
checklists. These record progress for fit-out including ceiling
grids, M&E installation, electrical first & second fix,
sanitary ware installation, etc.
PROGRESS
REPORTS
With more than
40 engineers monitoring and capturing construction information,
ArtrA is used to compile accurate and reliable management reports.
At the end of each day, when the iTracker tablets are 'docked'
the latest information is automatically
uploaded to the ArtrA server where it is synchronised and consolidated.
Colour coded (thematic) progress reports are produced in just
a few minutes showing progress. Management reports can be produced
for room status, contractor interfaces, availability etc.
ROOM DATA
FROM THE BIM
With more than
10,000 rooms to deal with HOK architects used the Codebook Room
data application to manage the specification of fixtures, fittings
and equipment (FFE). A link between ArtrA and Codebook was created
allowing the construction staff to access and use the FFE information
for installation, commissioning and compliance.
BILL OF
MATERIALS
Considerable cost
savings were made through the ability to generate accurate Bill
of Materials from ArtrA. Many construction firms do not own, or
have the skilled staff to operate the various CAD systems used
to create the BIM. In ArtrA the information is held in a SQL
database, making it easily accessible with standard business tools.
O&M
MANUALS
Skanska reduced
the cost of producing O&M manuals by 50% through the use
of ArtrA. The Librarian module was used to link documents &
information tags to the model. O&M documentation, installation
& maintenance information can be searched and retrieved by
construction and facilities management staff either in the Office
using ArtrA Archiver, or on-site using ArtrA Tracker. A link was
made between ArtrA and Skandocs, Skanska's bespoke document management
system (DMS).
REPORT
WRITER
ArtrA is a database
management system with a graphical front-end and is certainly
the most powerful and comprehensive BIM reporting tool available
anywhere in the world. A report writer enables management teams
with the tools to mine BIM data and create meaningful reports
(see image).

SKANSKA
Skanska are using
ArtrA on The Barts and The London hospital. In June 2010, work
started to prepare ArtrA to be used on the New Karolinska hospital
in Sweden. This will be Skanska’s largest project ever,
the world’s largest PPP hospital, Sweden’s first PPP
building and the first PPP hospital targeting LEED Gold certification
